Though we certainly respect our peers in the industry, we have seen that the majority of Realtors working with investors today have very little to no experience with investment property.

Some of the biggest names that most of us recognize within the industry tend to hire agents with little or no experience in investment property, and we’ve seen brokers with 30+ years in the industry make fools out of themselves when trying to make heads or tails with the highly specific nature of investment property.

Castle Hill Investments doesn’t hire just any agent who asks – in fact, getting a position with our firm is about as difficult as getting a position with a top investment bank.

Several of our agents are full Brokers (a more difficult to obtain designation requiring significant additional education). All have business bachelor degrees or masters degrees, and all own investment property of their own. All of our agents undergo six months intensive training at “Castle Hill University” learning the neighborhoods, the investment philosophies, and the real world techniques in buying and managing investment property.

There is absolutely no substitute for experience, and the lessons our staff and salespeople have learned through their own property ownership experience has provided an invaluable opportunity to share this knowledge with clients.

Our agents have a mindset similar to that of a Financial Advisor – we’re not here to push one property or another on our clients, we are here to understand the fundamental investment needs of the client, and then advise them on which property types, neighborhoods, and cash flow vs. appreciation strategies might work best for their situation. Different investors are at different stages in their lives and financial situations (a retiree on a fixed income is going to have different property requirements than a 30-something investment banker, for example).

We often offer inventory that is not available on the Multiple Listing Services (MLS) exclusively to our buyers. This allows us to make available properties that would never be otherwise available (as sellers are often satisfied with their cash flow, and don’t want to disturb paying tenants by placing properties on MLS for walk-through “lookie-loo” buyers).
