- a. Calls and emails are returned SAME day, and usually within 2 hours.
- b. Staff member always available M-F 9am to 6pm.
- c. Weekly updates provided to listing clients with detailed showing and agent feedback.

3. Accurate pricing.
The single most important factor in selling property is identifying the correct market value of the property. Our experience allows us to:
- a. Set an accurate price that will maximize the owner's equity in the property.
- b. While at the same time draw interest from potential buyers.
- c. But - we do not work with owners that arbitrarily decide what price they "require". Our reputation in the community is that we price properties well, market them well, and represent sellers who are serious about selling. We won't take an inflated-price listing, because we don't want to jeopardize the reputation that helps us sell the volume of property that we do.

With an award winning website, an opt-in new listings newsletter with over 18,000 subscribers, and cutting edge internet and real world marketing, we bring lots of buyers to the table. If the property was meant to sell, we'll sell it.
5. Tell a Story.
Real estate buyers aren't just looking for bricks and mortar. They are looking for an investment to grow their wealth, or a home for their family. We identify the most compelling aspects of each property (Cash flow? Location? Charm? Value?) and write marketing copy that will resonate with buyers.
6. Professional photography.
Our photographer has won journalistic awards for his superb photography. We carefully use lighting and angles to show the best face for all of our listings, and to help us better Tell a Story.
7. Skilled negotiation.
As the single most active Realtor in Central Texas (by transaction volume), Robert Grunnah negotiates over 200 deals per year on behalf of himself and his clients. With an average final sale price of 99% of list, and less than half the marketing time required of other Realtors, he demonstrates that a properly priced and marketed property should sell at or close to asking price in a relatively short amount of time.
8. Tenant communication.
Many of our listings are tenant-occupied. Our skilled listing team has an excellent track record of obtain full tenant cooperation with the sales process, while not unnecessarily spooking the tenant and jeopardizing vital cash flow. This is a simply a skill set that most Realtors do not have.
9. Access to Skilled Trades.
As professional house flippers, we have on contract excellent vendors who perform quality work at wholesale prices. We are able to extend this courtesy to our clients both before we list (to get the property in tip top shape) and if needed, after a buyer presents a repair request. Our vendor prices are often 50% of "Yellow Pages pricing", which allows us to keep all parties in the transaction happy and more deals closing on time.
10. Bulletproofing the transaction.
Getting an accepted contract is just half the battle. A skilled team has also properly set buyer and buyer agent expectations, has thoroughly vetted the lender on the transaction, and has identified potential snafus in the transaction, nipping them in the bud before they become problems. We call it "bulletproofing the transaction", and no one in the business does it better.
11. Patience and Understanding.
Selling such an expensive asset is often an emotional experience. We provide patient and detailed explanations of every step in the process, whether a client is selling for the first time, or is a seasoned veteran.
